The Life Properties is growing! We are adding a Regional Marketing Manager to our team! The Regional Marketing Manager (RMM) will report to the Director of Marketing and will manage and coordinate property level marketing efforts for assigned portfolio and assist as needed with corporate level/companywide related marketing and communication initiatives. The RMM will play an integral role in developing marketing campaigns, evaluating marketing plans, and developing strategies to respond to changing market and competitive conditions. The RMM will also provide support training of site staff on marketing related software applications and leasing/marketing best practices. We are the property management arm of Olive Tree Holdings, a growing real estate investment firm focused on investments in C & B class value-add multifamily properties in growing markets in the Southern US. Olive Tree executes a value-add strategy to renovate the asset and improve the quality of on-site staff, thereby driving significant NOI growth for the asset. The Life Properties then takes over the acquisition and focuses on site management at each location.

What your day to day will look like:

  • Evaluate marketing/advertising efforts of assigned portfolio, identifying needs of specific communities or areas to facilitate the development and implementation of strategic marketing plans to accomplish objectives.
  • Understand and be familiar with national trends within the market and the multifamily industry, including "outside-the-box" marketing strategies and global initiatives.
  • Travel to assigned properties to perform comprehensive marketing audits and assist in execution of marketing plans.
  • Monitor advertising efforts and perform quarterly performance reviews, analyzing lead volume, conversion ratios, cost per lease, applicant approval ratios etc., offering suggested modifications where needed.
  • Assist in setup and implementation of new marketing related system rollouts.
  • Mentor community team members on marketing/leasing best practices.
  • Manage and advise community team members on social media, internal resident feedback, and online reputation efforts.
  • Communicate regularly with Director of Marketing as well as Regional Managers and their teams regarding goals, objectives and relevant concerns, opportunities and solutions.
  • Partner with community operations team to achieve leasing performance, occupancy targets, and the TLP customer experience.
  • Assist in development of marketing collateral (signage, print items, promo items, etc.).
  • Coordinate and schedule media and photography/videography efforts with property operations team at various stages of the property lifecycle (pre renovation, post renovation, etc.).
  • Partner with Director of Marketing and marketing vendor partners to review portfolio performance on a monthly basis.
  • Engage in assisting in onboarding property team members in relation to marketing related standard operating procedures and processes.
  • Write, edit and produce engaging content, including website design and company communication materials.
  • Implement and manage lead tracking and lead management while continually analyzing reporting, ensuring reporting systems are accurate and up to date.
  • Manage support ticketing system - responding to and solving marketing support needs in a timely manner.
  • Develop and implement resident retention programs (i.e. resident functions, community newsletters, special promotions, etc.)
  • Assist in the acquisition/disposition of new properties as it relates to marketing.
  • Other duties as assigned

What you will need to succeed:

  • Bachelor’s degree in journalism, marketing, public relations or related field preferred.
  • 2+ years relevant experience.
  • Strong verbal, writing and editing skills.
  • Detail-oriented with strong organizational, creative, strategic and customer service skills.
  • Ability to thrive in a fast-paced and dynamic environment.
  • Demonstrated ability to interact successfully with all levels within a company.
  • Positive attitude, professional demeanor, team player.
  • Ability to adapt to changes in structure and work priorities.
  • Self-starter and strong organizational skills with the ability to manage multiple tasks
  • Must be willing to travel.
  • Computer software experience in MS Word, MS Excel, MS Outlook and YARDI/Rent Café.
