Atlantic Residential is a private, multifamily/commercial development firm headquartered in Atlanta, GA. At Atlantic Residential, we develop and manage luxury high-rise and mid-rise apartment and mixed-use developments in selective markets throughout the southeast and mid-west. We are seeking a highly qualified Regional Manager for our stabilized assets in the Atlanta area.

POSITION SUMMARY: The Regional Manager is responsible for the business plan execution for an assigned portfolio of properties. They will have a proven track record in managing a diverse portfolio of properties, be a motivator, a good communicator, and a hands-on manager. Regional Managers have direct accountability over Property Managers to ensure implementation and execution of all corporate policies and procedures and to meet and/or exceed client expectations.


· Maximize the financial performance of the property

· Monitor a wide array of performance metrics

· Implement strategies to meet operational and leasing goals

· Analyze and respond to changing market conditions

· Identify areas of improvement for the portfolio of properties

· Direct operational, sales, and maintenance initiatives throughout the portfolio

· Ensure team members have the resources they need to be successful so they can deliver on our resident commitments.

· Maintain the physical integrity of assigned communities

· Visit and inspect sites frequently

· Prepare owner reporting packages including Budgets/Business Plans, Marketing Strategies, and Monthly Owner Reports

· Monitor/analyze monthly financial performance, rent variations, and maintain market intelligence

· Communicate pertinent information and primary issues with ownership

· Assure compliance with company policies

· Review and inspect all Capital Replacement Plans

· Assure adherence to all government regulations including Fair Housing, Equal Employment Opportunity, ADA, OSHA, and Plaintiff Liability

· Recruit and Retain site employees, ensure training benchmarks are met

· Monitor Marketing plans and makes adjustments as necessary

· Oversee resident relations & Social Media objectives

· Supervise all aspects of the lease-up efforts

· Review Leasing & occupancy activity to meet budget/ proforma expectations

· Review and approve resident retention and renewal programs


· High School Education or equivalent required. College degree and Industry Certifications preferred.

· Five (5) years’ property management or customer service experience required.

· Demonstrate an ability to support and contribute to the community team.

· Demonstrate strong oral and written communication skills.

· Ability to draw data-driven insights from systems-driven reporting and communicate in business and financial terms to various stakeholders.

· Experience working with financials and budgets.

· General office, bookkeeping, and sales skills.

· Proficiency in Yardi property management software and related software applications.

· Proficiency in Microsoft Office Suite and other computer applications.

· High Rise, Lease-up & New construction experience required

· CPM or CPM candidate preferred

· Mid-rise, High-rise, and Garden Style experience required

· 3rd Party Management experience required

· Reliable transportation and a valid driver's license are required

Job Type: Full-time

Pay: From $95,000.00 per year
