33 Holdings Real Estate Investments is looking for an Assistant Construction Project Manager who demonstrates a strong ability to stay organized and assist in identifying milestones and problem areas through each phase of construction. This individual must assist in the on-time and on-budget completion of assigned construction and new development projects by managing all activities related to planning, building, budgeting/financial, as well as the safety and code compliance of the assigned new construction or development projects.

Qualifications for the Assistant Construction Project Manager:

  • OSHA certification required
  • 2-5 years experience in assisting site managers with construction projects
  • Bachelor's degree in construction management, civil engineering, project management, or similar.
  • Experience in commercial, multifamily or mixed-use construction
  • Excellent organization skills
  • Previous experience in a project management role with the ability to execute multiple projects simultaneously
  • Exceptional ability to monitor construction project budgets and deadlines.
  • Knowledge of construction industry safety regulations.
  • Project scheduling softwares like MS Project, Primavera and Estimating softwares
  • Proficiency in recordkeeping and electronic project management systems, such as Buildertrend and Procore
  • PC-based scheduling and spreadsheet applications including Project, Excel and Word.
  • Experience with bidding, estimating and leveling
  • Experience with consultant, GC and Sub contracts

Responsibilities for the Assistant Construction Project Manager:

  • Oversee multiple jobs at Precon and Lead projects through construction and TCO
  • Assist manager in day to day activities associated with development and new construction projects by reviewing project specifications, blueprints, and plans.
  • Scheduling including two week look aheads
  • Prepare and negotiate contracts with consultants, subcontractors and vendors
  • Keep projects organized.
  • Update team with weekly progress snapshot and project health
  • Assists in complying with the company’s safety standards and applicable codes as well as other legal and regulatory requirements by staying informed about relevant codes/ordinances, permit requirements, preparing and/or submitting required documentation and other information to appropriate agencies.
  • Assists project site inspections as needed to monitor progress and support the project/team.
  • Assists in developing the project’s scope of work and specifications, and prepares the project budget, timeline, and construction schedule
  • Prepares and distributes bid packages, evaluates bids and proposals from suppliers, vendors, and sub-contractors
  • Logs CORs, review and verifies documents and maintain COR log
  • Oversee ASIs and latest drawing packages for each design stage
  • Assist with payment apps and approvals, update budget regularly
  • Conducts project site inspections as needed to monitor progress and support project-assigned team members
