As a Vice President of New Construction, you will assist with the strategic growth of the single-family rental investments across the United States. The Vice President of New Construction is responsible for house specifications, monitoring the builder’s construction process and scheduled deliveries, confirming homes are built to the contract plans and specifications, scheduling and reviewing 3rd party pre-drywall, final and “blue tape” inspections, approve builder draw requests and assist property management with builder engagement on new home warranty requests. Manage the entire new construction process on self builds.
Essential Functions:
Participate in analysis of developed lots and new single-family residential properties which meet company’s investment criteria
Maintain a database of homebuilders and developers identified in growth markets
Create home specifications and features which are consistent across multiple markets
Monitor operating performance of newly built homes and work directly with Company’s property management team on warranty related service calls
Work cross-functionally with local operations teams to transition smoothly from property ownership to lease-up
Ability to travel to defined markets on an as needed basis; work collaboratively with local field teams to optimize asset performance
Qualifications:
Bachelor’s Degree (preferably in Construction Science/Management)
3+ years land development experience with a residential developer or production homebuilder
5+ years new construction experience with a production home builder or SFR operator
Understanding of real estate financial modeling
Ability to travel to defined markets on an as needed basis; work collaboratively with local field teams to optimize asset performance
Embrace technology and industry applications
Communicate effectively with senior management and outside vendors
Ability to work independently
