The Life Properties is growing! We are adding a Transition Specialist to our team! The Transition Specialist will work alongside with Transition Manager and Transaction Team to ensure a productive Due Diligence during the site visit of potential property acquisitions. You will also work close with all departments to ensure a smooth and effective day of transition upon the closing and takeover of a property.

Travel of up to 75% will be required in this role to conduct on-site diligence work.

We are the property management arm of Olive Tree Holdings, a growing real estate investment firm focused on investments in C & B class value-add multifamily properties in growing markets in the Southern US. Olive Tree executes a value-add strategy to renovate the asset and improve the quality of on-site staff, thereby driving significant NOI growth for the asset. The Life Properties then takes over the acquisition and focuses on site management at each location.

What your day to day will look like:

  • Assist with on-site diligence efforts following a due diligence checklist for assigned properties.
  • Complete property file audits and unit inspections, keeping accurate records of findings to share with management to guide decisions surrounding the take over of a new location.
  • Support the transaction team in executing a successful acquisition and/or disposition of asset.
  • Ensure current resident files are appropriately maintained, due diligence documents are updated, and that technology and supply needs are up to date for each location.
  • Remain up to date in all areas of property management processes within The Life Properties. This position will require a well-rounded base of knowledge to field questions and serve as a resource for team members.
  • Understand and train on policies and procedures, including A/P, A/R, move-in and move-out processes, marketing outreach efforts, reporting, petty cash and other procedures.
  • Champion a thoughtful, engaging, and impactful culture by demonstrating alignment between values and behaviors.
  • Other duties as assigned

What you will need to succeed:

  • HS Diploma: Bachelor’s Degree preferred
  • In-depth knowledge of all property management systems and programs that are performed at a site level.
  • Highly motivated self-starter capable of working independently and in a team environment. Demonstrated ability to work in a team-oriented, collaborative environment.
  • Comfortable with extensive weekly and monthly travel as necessary; Ability to travel domestically up to 75%.
  • Excellent verbal and written communication skills required. Exceptional listening skills, ability to problem solve, and patience with team members of all skill levels.
  • Develop knowledge of all the relevant systems used but not limited to: Dropbox, Smartsheet, Microsoft Excel.
  • Demonstrated ability to work with multiple priorities and prioritize effectively to ensure successful completion of project.
  • High energy, enthusiastic, determined, and able to positively motivate.

Environmental requirements:

  • While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.
  • This position requires the ability to occasionally lift office products and supplies, up to 30 pounds.
