Position Info:

The Job

As Vice President of Development you will be responsible for managing development activities of our logistics and industrial group for the Central Region including land due diligence, entitlement, design and construction of industrial / warehouse facilities (both speculative and build‐to‐suit) and associated tenant improvements. You will also play a critical role during the acquisition process, helping to identify and manage potential risks. Once a project is under construction, you will be responsible for accurately managing the schedules, budgets, adherence to scope, and other important details related to the development of new assets.

Expectations of the role:

  • Provide pre-development support including land due diligence, design, entitlement, budgeting and feasibility.
  • Direct and lead the design, entitlement and construction of development projects
  • Advise investment team in construction related matters
  • Support acquisitions and development with construction related input and evaluation of construction related risk
  • Set up processes and procedures to competitively bid new construction projects
  • Ensure systems, methods and resources are in place to deliver construction projects on time, on budget and in compliance with applicable code, local ordinances, while delivering high quality
  • Develop and maintain relationships with architects, engineers, municipalities, contractors, and recurring customers
  • Review and evaluate construction change orders
  • Work with accounting team in construction cost monitoring and reporting
  • Develop and implement best practices around innovative design and construction methods, including sustainability
Qualifications:
What will you need?
  • 10+ years of construction project management experience, preferably including significant experience constructing industrial or logistics facilities
  • Bachelor's degree in engineering, architecture or construction management preferred
  • Experience managing construction projects ranging above $20 MM
  • Acute attention to detail, must possess a strong sense of urgency in achieving goals for the various projects
  • Ability to manage budgets, schedules, and quality for several competing projects
  • Experience leading a team and a natural ability to cultivate, build and maintain relationships
  • In depth knowledge of construction scheduling principles and proprietary software applications is needed
  • Ability to identify potential Critical Path conflicts and evaluate effects of construction schedules on cost to the project
  • Understanding of Guaranteed Maximum Price contracts
  • Fluent with bidding processes and procedures
  • Understanding of draw request processes and procedures
  • Ability to evaluate and analyze construction documents including civil plans, architectural, structural, mechanical, electrical, construction specifications
